Does Your Roof Need to Be Replaced Before Going Solar? Here's How to Know

Solar modules are warrantied for about 25 years of production. Most asphalt shingle roofs in the markets we serve are not. If you mount a new array on a covering that has six or eight years of life left, you are scheduling a future job where a crew removes every panel, reroofs, and puts the array back — paying labor twice and risking voided workmanship coverage.

Age thresholds: 20 years is a hard pause
Rules of thumb we use on manager calls:
- Under ~10 years, sound underlayment, one layer, no storm scars — solar-only can be the right call.
- 10–20 years — inspect remaining life, flashing, and deck. Hail and tropical storms reset the clock.
- 20+ years — inspect first, almost always. Many three-tab and tired architectural roofs in this band should be replaced before racking goes on.
Age alone is not a diagnosis. Granule loss, sagging, wet decking, and layered roofs matter more than the year on the permit. A drone photo is not a substitute for hands-on remaining-life assessment.
Materials that work well with solar
Asphalt shingle is the most common. It needs adequate remaining life and a clean nailing pattern for attachments. Standing-seam metal is often excellent — clamp-on racking can avoid pan penetrations when the metal itself is sound. Tile is doable with the right hooks and a budget for broken tiles. Wood shake and failing three-tab are usually “replace first.”
What happens if you install on a failing roof
Racking penetrations through a covering that is already leaking turn a 25-year asset into a leak path. Removal and reinstall later can run into the thousands before you pay for the new roof. Some warranties require the original installer to touch the array. If that company is gone, you are negotiating with whoever will work on someone else’s system. Insurance may cover a storm-damaged roof; it will not cheerfully pay to dance around panels you knew sat on a tired covering.
Insurance coordination and bundling

Bundling roof plus solar saves a mobilization, lets crews share a schedule, and often improves pricing because the roof is open once. Lenders prefer a covering that will outlast the financing term. Electrical conduit can be planned around the new covering instead of retrofitted around old vents.
